We do have to worry about HOA, but it's far better than living where we are now. We'll have only 0.34 acres, but the property behind us is all farmland.
We'll be getting a 4 bed, 2.5 bath house. Basement isn't going to be finished, but I can't wait to see what I can do with it!

Hot markets are stressful for buying!! Our friends had been looking all last year and they had the same experiences of houses selling before they could even get in to view them or putting offers but being outbid every time. When we moved last summer we caused a stir because they bid under asking on our house but we had 4 others that were over asking. But they didn't really like our house. they always complained about the kitchen and we had this weird open pit in the back acres. They eventually found something so much better for them and everything is better between us.
New construction is so cool! You get to decide all kinds of things and the layout. Is it part of a development? Are you going to have to battle with the HOA?
Country living is the best let me tell you - just not having immediate neighbors above and below you is something else. You can play your music or stomp around without getting nasty letters taped to your door. But having some distance between houses is great.
